  • 2016 CotY (Contractor of the Year) Award for Entire Home $500,001-$750,000

PROJECT SUMMARY:

This stunning beach home in Bird Rock was completely rebuilt from the ground up while retaining the essence of the original 1945 bungalow. The 3-bedroom, 2 bath home blends design elements of a classic beach house with a fresh modern perspective and sustainable living features such as solar energy and drought-conscious landscaping. Carefully considered details throughout the home bring engaging character to the new space.

At 1,742 square feet, plus a 2-car detached garage, the home's layout is clean and open. Details of the design include crown molding, unique lighting fixtures and wide plank wood flooring in the kitchen, living area and master bedroom. In the gourmet designer kitchen, white marble-like quartz countertops, a walnut island, and custom white cabinetry combine to create an exceptional space for cooking and entertaining. In the bathrooms, classic design is expressed in detailed tile work with accents of marble and meticulous wainscoting. This inspired and welcoming new space now perfectly embodies the spirit of its desirable neighborhood, just a short walk from the beach.

The original bungalow, built in 1945, was neglected and dingy. The home was out of place in its desirable neighborhood and needed a significant redesign to work for modern life.

The new exterior is fresh, welcoming and perfectly at home in its environment. Carefully considered landscaping is welcoming and colorful, with drought-conscious plantings ideal for this California home on the coast.

Details such as oversized modern address numbers and a custom-designed mailbox under a graceful Dutch gable give the approach to this Bird Rock home intriguing appeal.

The interior of the existing home, built in 1945, was a plain, boxy space with little detail. Since the house is located in an area with coastal zoning regulations, 50% of the structure had to remain in place while completely transforming the layout and aesthetics of the home.

The new layout is expansive and welcoming with an emphasis on light and circulation. The appliance grade gas fireplace is both a beautiful centerpiece and an innovative, energy-efficient heating source for the entire home.

The original home had an essential charm that was outdated for today's lifestyle. Spaces were dark and compartmentalized with little attention to design detail.

The new home retains the charming character of the original bungalow and its sense of place in a desirable location near the ocean. The dramatic transformation of the home honors the past while creating a stunning open living space with fresh modern details.

The existing dining space was closed off from the rest of the space in a section of the home that had wonderful potential but was dark, dreary and unwelcoming.

Viewed from the new dining area, the refreshing airiness of the design can be fully appreciated. The attention to detail in molding, ceiling soffits, lighting choices and colors harmonizes the open space.

The existing kitchen was a typical product of its time. Old cabinetry and appliances filled the space with a feeling of dated clutter and a critical lack of flow and functionality.

The new kitchen is triple the size of the original bungalow kitchen. The magnificent island, illuminated by stunning modern light fixtures, boasts a countertop of quartz with a luxurious suede finish that replicates marble.

In a bright corner of the kitchen with a cheerful view of the backyard, the farmhouse sink is a classic choice with the contemporary influence of stainless steel. The restaurant-inspired faucet is ideal for people who love to cook.

The existing guest bath was representative of the time the home was built. Period appliances and fixtures were cramped into a small space with little natural light. Dated cabinetry and a dull color palette made the space unwelcoming and uncomfortable.

The new guest bathroom is a refined and tranquil space. The rich, elegant wood and countertop from the kitchen are repeated for visual continuity in the home. The subway tile is a traditional choice with the unique detailing of a beveled edge.

The original bedroom was small and dimly lit with walls covered in layers of old wallpaper.

The new master bedroom is a peaceful haven with graceful details. Bright white molding contrasts with the subdued hues of the room, while large windows suffuse the space with natural light.

An existing bathroom was a barebones space that was barely more than a closet.

The new master bathroom is swathed in luxurious walls of marble tile. A pair of distinctive hanging light fixtures frames the walnut vanity and fills the room with flattering light.

The large shower is a lavish study in marble with precisely hand-crafted walls of tile in contrasting horizontal and herringbone patterns. A convenient stool and niche underline the spa-like aesthetic.
